Tenancy type
Periodic
Rolling month-to-month — no fixed end date. All tenancies in England converted to periodic on 1 May 2026.
Giving notice
2 months written notice
You can give notice at any time. No minimum period you must have lived there first.
Rent increases
Max once per year
Your landlord must give 2 months' written notice. You can challenge any increase at the First-tier Tribunal — free to apply.
Security of tenure
You cannot be asked to leave without reason
'No fault' notices are abolished. Your landlord must have a valid legal ground — such as selling the property or persistent rent arrears.
Repairs
Report all repairs in writing and keep copies
Email or use your agent's portal so you have a dated record. Emergencies (no heat, burst pipes, dangerous electrics) should be addressed within 24 hours. Your landlord cannot raise your rent or end your tenancy in retaliation for reporting a repair.
