To apply for the property, please complete this application in full and upload the following information listed below.

Copy of photo ID (passport or driving licence AND birth certificate)

Proof of address (utility bill or letter from bank dated within the last three months.)

Proof of income of at least two and a half times the monthly rent (last three months wage slips, last three years profit and loss balance sheet from accounts, benefits paperwork)

Guarantor application form, proof of address and photo ID, proof of income showing at least £18,000 per annum.

Once all information is received we will be able to arrange a viewing. Please note the property is not reserved until your full application has been accepted.

Once you have viewed the property we will complete the credit check and apply for references from your landlord and employer, please supply any visas if applicable at this time. Once the application has been approved we will require a holding deposit of one weeks rent which will hold the property whilst your references are checked and you must move in to the property within 15 days of paying the holding deposit, unless otherwise agreed, the deposit is none refundable if you do not move in.

It is agreed that the holding deposit may be applied to the tenancy deposit at the start of the tenancy.

One months rent and the equivalent of one month’s rent as deposit to be paid in full prior to the start of the tenancy by bacs transfer.

All applicants must be available to collect the key on the first day of the tenancy and bring their original ID to be checked. We will be unable to commence the tenancy and give keys out without all tenants present with ID.

All applicants and guarantor must supply their own email address as all tenancies and correspondence is made via email.

I agree I will be directly responsible for paying council tax, for opening accounts with utility service providers and for paying directly for all services to the property unless otherwise agreed.

I believe the information provided to be true and authorise Simply Residential or any 3rd party instructed by Simply Residential to: -

- Carry out credit searches and reference checks and to contact employer, guarantors and credit reference agencies where appropriate

- Use information obtained with third parties to assess credit ratings, make insurance decisions for fraud prevention and tracing/debt collection. This information is required to enable us to see if you are suitable for the property and able to afford the rent.

- Retain information on paper file and digital files for 6 years after either my application has failed or my tenancy agreement is terminated. Our privacy policy can be found on our website to view.

- I give Simply Residential authority to release my contact details to any contractors instructed to compete work at the property during my tenancy.

- I understand that the information collected on this form and any future correspondence can be supplied to my landlord, utilities companies, local council offices, the properties management company, any legal or financial representative who requires access to the property on behalf of the landlord.

- Handles all information obtained in strictest confidence and in accordance with the principles of the Data Protection Act 2018. I understand if I default on my tenancy obligations this information may be released if required to authorise debt recovery agencies and could affect any future application I make for tenancies, credit and insurance. I agree that my personal contact details will be disclosed to the relevant utility companies. The information provided in this form by me is information as described in Ground 17 of the housing Act 1996 and I understand that if any information within this application is found to be untrue, it is grounds for termination of the tenancy. Completing this form does not commit the prospective tenant or the landlord to a tenancy. A shared or single tenancy will not be created until all applicants have been qualified and have signed the agreement. I can confirm I have read the above and have raised any concerns with the agent. Please note there is copy of the tenancy agreement available in our office for applicants and guarantors to read and raise any questions about before any money is paid. I agree that all paperwork can be served to me via email throughout my tenancy and it is my responsibility to keep my correct information up to date with the landlord/agent.
