I agree I will be directly responsible for paying council tax, for opening accounts with utility service
providers and for paying directly for all services to the property unless otherwise agreed.

To apply for the property, please complete this application in full and return to our office with the following information listed below.

Copy of photo ID (passport or driving licence AND birth certificate)
VISA, if applicable
Proof of address (utility bill or letter from bank dated within the last three months or full driving licence(this cannot be used for both proof of ID and address)
Proof of income of at least double the monthly rent (last three months wage slips, last two years accounts, benefits paperwork)
Guarantor application form, proof of address and photo ID, proof of income showing at least £18,000 per annum and proof of home ownership, eg. Most recent mortgage statement
Please note the property is not reserved until this pre-application has been accepted, once this application has been approved we will require a holding deposit of one weeks rent which will hold the property for 7 days whilst your references are checked and you must move in to the property within 15 days of paying the holding deposit, unless otherwise agreed.
It is agreed that the holding deposit may be applied to the tenancy deposit at the start of the tenancy.

- Written reference from current landlord.
- Written Reference from employer and last 3 month's wage slips.
- If you are self employed we will need your last two years accounts or tax returns, if you claim benefits we will need proof of your benefit payments.
- Copy of photo identification and current utility bill.
- A home owner will be required as a guarantor.

- The guarantor will need to provide a copy of ID, utility bill and the most recent mortgage statement, if the property has a mortgage. The guarantors mortgage must not be greater than 80% of the average sale value locally.

All documents and) references must be received within 14 days of the admin fee being paid, if these are
not received your reservation will be cancelled and the property put back on the market.

Please note all leases are signed in our office and all applicants and guarantor must be available to
sign on the date agreed or all parties must have a valid email address to sign by electronic signature.

Two month's rent will be due on the day the lease is signed.

I believe the information provided to be true and authorise Simply Residential or any 3rd party
instructed by Simply Residential to:

- Carry out credit searches and reference checks and to contact employer, guarantors and credit
reference agencies where appropriate

- Use information obtained with third parties to assess credit ratings, make insurance decisions for
fraud prevention and tracing/debt collection.

This information is required to enable us to see if you are suitable for the property and able to afford the rent.

- Retain information on paper file and digital files for 6 years after either my application has failed or my tenancy agreement is terminated.

- I give Simply Residential authority to release my contact details to any contractors instructed to compete work at the property during my tenancy.

- I understand that the information collected on this form can be supplied to my landlord, utilities companies, local council offices, the properties management company, any legal or financial representative who requires access to the property on behalf of the landlord.

- Handles all information obtained in strictest confidence and in accordance with the principles of
the Data Protection Act 1998.

I understand if I default on my tenancy obligations this information may be released (per DP A 1998) if
required to authorise debt recovery agencies and could affect any future application I make for
tenancies, credit and insurance. I agree that my personal contact details will be disclosed to the relevant utility companies.The information provided in this form by me is information as described in Ground 17 of the housing Act 1996 and I understand that if any information within this application is found to be untrue, it is grounds for termination of the tenancy.

Completing this form does not commit the prospective tenant or the landlord to a tenancy. A shared or
single tenancy will not be created until all applicants have been qualified and have signed the

I can confirm I have read the above and have raised any concerns with the agent. Prospective tenants
should be aware that any false statement made could result in early termination of the tenancy. Please
note there is copy of the tenancy agreement available in our office for applicants and guarantors to read
and raise any questions about before any money is paid.

I agree that all paperwork can be served to me via email throughout my tenancy and it is my responsibility to keep my correct email address up to date and advise Simply Residential of any changes to my personal information.
